Breaking News: A New Residential Gem is Rising in Chicago's West Loop!

The City of Chicago has just given the green light for a brand-new, nine-story residential building at 135 North Desplaines Street. This exciting development, slated for the West Loop, will bring 50 new residential units to the area. We first caught wind of this project back in March 2023, and now, the city has officially issued the permit on January 13th. The estimated cost? A cool $9.5 million.

This project will replace a surface parking lot on the northeast corner of Desplaines and Randolph Streets.

Designed by Axios Architects & Consultants, the building's aesthetic will be similar to the team's ongoing project at 629 West Lake Street, just a block north. Continuum Real Brokers is the developer, and Chicago Common Partners LLC will be the general contractor.

But here's where it gets interesting... The full building permit covers everything, including the caissons and grade beams, meaning no separate permit is needed for those foundation elements.

Inside, the nine-story structure will house those 50 residential units above the ground floor. The ground floor will feature a commercial space at the corner of Randolph and Desplaines, along with parking for three cars, a loading berth, bike parking, and the residential lobby and mailroom. Expect a mix of studio, one-bedroom, and two-bedroom apartments, each boasting its own balcony. Plus, there's a rooftop deck for added outdoor space.

Three parking spaces, really? Well, the residents of 135 North Desplaines will have easy access to public transport. The Clinton Green/Pink Line elevated platform is just a two-block walk away, as is the Chicago French Market, which connects to the Ogilvie Transportation Center and its Metra trains. Several CTA bus routes also serve Ogilvie, including Routes J14, 20, 56, 60, 124, 125, 157, and 192.
